Terms of Service

The basics
By booking a shoot or using this site, you agree to these terms. "We," "us," and "Homestead Studios" refer to Skinner Futures Inc, a Utah corporation. "You" refers to the agent, brokerage, or property owner booking the shoot.
Bookings + payment
- Booking is confirmed when you receive a confirmation email and payment is received via Square.
- Invoices are due before the shoot unless we've agreed otherwise in writing.
- Reschedules requested 24+ hours in advance are free. Same-day reschedules may incur a $75 fee at our discretion.
- No-shows or property-not-ready situations (lockbox empty, no power, etc.) may be billed as a partial completion at 50% of the package price.
Delivery + turnaround
- Shoots scheduled before 5pm are typically delivered by 9am the following morning. Larger projects (Matterport, video tours, 75+ photos) may take 2–3 business days.
- Delivery URL is sent to the email on the booking — you're responsible for confirming we have the right address.
- Gallery links remain live for 12 months. Re-host requests after that are billed at $25.
Photo license
- Photos are licensed to the booking agent / brokerage for marketing the specific listing the shoot was for.
- Once the listing is sold or off-market, the license continues for the agent's portfolio + personal marketing use.
- We retain copyright + the right to use the photos in our own portfolio, social posts, and case studies.
- Third parties (other agents, developers, magazines) need a separate license — contact us.
Refunds + cancellations
- Cancel 48+ hours before the shoot: full refund.
- Cancel inside 48 hours: 50% refund.
- Cancel inside 24 hours or no-show: no refund.
- If we cancel (weather, equipment failure, etc.): full refund or reschedule, your choice.
Liability
We carry general liability insurance covering on-site work. We are not responsible for damages to the property that pre-exist the shoot, nor for staging items the homeowner arranges. Our maximum liability for any claim is the amount paid for the shoot.
Drone work
Drone operations are conducted under FAA Part 107 by a certified remote pilot. We follow all altitude, line-of-sight, and airspace restrictions. If a property is in restricted airspace we'll tell you before booking — sometimes drone work isn't possible and we'll refund that line item.
Account passwords (admin + photographers)
If you have a login (admin, photographer, or client portal), you're responsible for keeping your password secure. Tell us immediately if you suspect it's been compromised.
Disputes
These terms are governed by Utah law. Any dispute will be resolved in Salt Lake County courts. If any part of these terms is found unenforceable, the rest still applies.
Changes
We'll update these terms when our policies change. Continued use after we post an update means you accept the new version. Material changes will be emailed to all active clients.
